REGISTRATION: Live Auction registration will begin at 5:00 P.M. at the Sheraton Buckhead Hotel. To register, bidders must show that they have in their possession $1,000 in cash, cashier's check, certified check, check with bank letter or other approved check. Cashier's checks and certified checks should be made payable to yourself. You must have a separate $1,000 check for each unit purchased. All bank letters of credit must be approved by Interstate Auction Company before the close of business Friday, October 12. Interstate Auction® Company may approve personal checks at its sole discretion.
DOWN PAYMENT and CLOSING: Purchasers with pre-approval financing letters from HomeBanc must make a 5% down payment at the conclusion of the auction. All other purchasers who do not show their pre-approval letters from HomeBanc must make a 10% down payment with the purchase and sale contract at the conclusion of the auction. Purchaser's $1,000 cash, cashier's check, check with bank letter or other approved check will be applied as part of the down payment, and a personal check will be accepted for the balance of the sale day down payment (either 5% or 10%). All sales must close within 45 days of the auction.
BUYER'S PREMIUM: A 10% Buyer's Premium will be added to the high bid price on each property to arrive at the contract price.

Sales are not contingent upon purchaser's obtaining financing. All
purchasers are advised and encouraged to get pre-qualified prior to the
auction. Purchasers may obtain financing from any lender. HomeBanc will
offer loans of up to 95% of the purchase price to qualified purchasers.

financing to qualified purchasers. The seller financing will be for 80% of
the purchase price (10% down at the auction and 10% more at closing) with
an 8.5% interest rate (8.5% APR), 30-year loan with a 1-year call
provision. This loan will be available to purchasers who make the required
down payment and complete a loan application, provided there are no
judgments, no pending or recent bankruptcy, nor any tax liens outstanding
against the purchaser.
These units are available for inspection during the regular open house times. Bid packages for the sealed bid auction of these 4 units are available at the Concorde Sales Office in Unit #1210 and at the office of Interstate Auction® Company, 6690 Roswell Road, Suite 550, Atlanta, GA. Bids must be submitted by 5:00 p.m. on Wednesday, October 10th. All sealed bids must conform to the terms and conditions for the sealed bid auction in the sealed bid package. All bidders in the sealed bid auction will be contacted by 5:00 p.m. on Thursday, October 11th and notified of the status of their bids.
